Pumps, pool filtration, HVAC, laundry equipment, refrigeration, boilers, generators, transformers, and gate controls can be essential even when they are not buildings. Equipment-breakdown coverage reviews sudden mechanical or electrical failure and selected resulting loss; it is not a maintenance contract, warranty, or guarantee that an amenity stays open.
Texas insurance guidance notes that commercial property policies may exclude boilers and machinery. A breakdown endorsement or separate equipment form can therefore matter for a park with pools, bathhouses, food service, wastewater, refrigeration, or utility systems.
Schedule the operating machinery
List each item, owner, location, age, capacity, serial or asset record, maintenance interval, inspection requirement, service provider, and replacement lead time. Include the equipment that supports cabins, bathhouses, pools, food service, wastewater, utilities, and communications. Document shutdown procedures and how a failure affects guests and revenue.
Distinguish breakdown from other causes
Ask whether the form addresses the cause of failure, pressure vessels, electrical arcing, spoilage, expediting expense, pollutant cleanup, off-premises utility equipment, and business income. Wear, corrosion, lack of maintenance, external causes, flood, and utility interruption may be treated differently. Property, utility-service, and equipment-breakdown forms may not align automatically.
Keep service records and vendor contracts. Bring the machinery schedule, failure history, and downtime assumptions to a coverage review and quote request through The Southern Agency’s existing quote portal. Limits, deductibles, waiting periods, exclusions, inspections, valuation, and restoration conditions control.
